What Types of Tree Survey Are Available in Flint?
Flint tree surveys come in three types: Tree Condition Reports for general tree health assessment, Mortgage Tree Reports for lender requirements, and BS5837 surveys for planning applications.
Tree Condition Reports (TCR)
A Tree Condition Report assesses the health, structural stability and safety of specific trees on a site. Homeowners, landlords and insurers request this report to identify hazards or disease before they cause damage.
Mortgage Tree Reports (MTR)
A Mortgage Tree Report becomes necessary when a lender's valuation surveyor identifies trees close to a property during purchase or remortgage. The report satisfies the requirements set by major UK mortgage lenders before completion.
BS5837 Tree Surveys
A BS5837 survey categorises every tree on site into four grades, sets root protection areas for each and produces a tree constraints plan. Flintshire Council requires this survey for planning applications affecting trees.
